2026 Remodeling Permits: Prescott & Prescott Valley
For homeowners: This guide is educational. You do not need to manage permits on your own when you hire Prescott's Best Construction for a project that requires them. We coordinate the required permit process for the work in our contract, including applications and inspections as applicable, and explain any information or signatures needed from you. Requirements vary by jurisdiction and project.
Planning a bathroom, kitchen or other home improvement in the Quad Cities? Start by identifying your property's permit jurisdiction. The City of Prescott, Town of Prescott Valley and unincorporated Yavapai County have different procedures. This homeowner guide covers the City of Prescott's Fast Track program and the questions to ask before remodeling.
What changed in Prescott in 2026?
On July 6, 2026, the City announced a Fast Track permit program for eligible residential improvements. City permit reports also show Residential Fast Track permits issued earlier in 2026, so July should be treated as the announcement date, not necessarily the first-ever use of that permit category. Fast Track is a faster review pathway for a limited range of work, not an exemption from permits or inspections.
Which projects may qualify?
The City lists like-for-like HVAC and water-heater replacements; some accessory-structure demolition; nonstructural reroofing; same-size window and door replacements; interior plumbing repair or replacement; and electrical panel replacements up to 200 amps. Exact eligibility depends on the City's checklist and the work proposed. Properties in designated historic districts or FEMA floodplains are excluded from Fast Track according to the City's checklist.
Can I get a permit the same day?
Possibly, not automatically. The City's July announcement describes same-day issuance for complete, eligible applications submitted in person at its Community Development counter before 3 p.m. Its building-permit checklist also instructs applicants to upload documents through the permit portal. Confirm the current application sequence, required documents and available counter service with the City before relying on same-day issuance. City permit office: (928) 777-1371 or buildingpermits@prescott-az.gov.
Does a full bathroom or kitchen remodel qualify?
Not necessarily. Replacing an eligible plumbing component does not mean a full bathroom renovation, relocated sink, new wall opening or multi-trade kitchen remodel is automatically Fast Track. Projects involving structural changes, altered utilities, layouts or multiple trades may require ordinary plan review and inspections. Ask the permit authority to classify the actual scope of work.
Who applies: homeowner or contractor?
The Arizona Registrar of Contractors explains that property owners have responsibility for permits, but contractors often include permit applications and fees in the contract. Before signing, put in writing who will apply, pay, schedule inspections, coordinate licensed specialty trades and handle correction notices. Also verify the contractor's current ROC status and the license classification for the work.
What about Prescott Valley and Yavapai County?
The City of Prescott's Fast Track rules do not automatically apply to property inside the Town of Prescott Valley. Check the Town's current Building Safety and permit process. For property in unincorporated Yavapai County, Development Services directs permit applications through its OpenGov online portal. Confirm the jurisdiction based on the address or parcel number, not the mailing city.
Five questions before you start
1. Which city, town or county has jurisdiction over the property?
2. Does this scope need a permit, and if so which review pathway applies?
3. Who submits the application, pays fees and coordinates inspections?
4. Do licensed plumbing, electrical, mechanical or other specialty trades need to be involved?
5. Do HOA rules, historic districts, floodplain status or site conditions add restrictions?
